- TYPES OF DOCUMENTS DESCRIBED:
- WARRANTY DEED
- A warranty deed is a document that provides the greatest amount of protection to the purchaser of property as it pledges or warrants that the owner owns the property free and clear of any outstanding liens, mortgages, or other encumbrances against it.
- RELEASE OF MORTGAGE
- When a mortgage is paid off, a mortgage discharge is recorded with the Registry of Deeds to clear the property's title. A discharge document is usually one page in length and issued by the lender, with a title such as “Discharge of Mortgage” or “Satisfaction of Mortgage.”
- QUIT CLAIM DEED
- A quitclaim deed is a legal instrument that is used to transfer interest in real property. The entity transferring its interest is called the grantor, and when the quit claim deed is properly completed and executed, it transfers any interest the grantor has in the property to a recipient, called the grantee.
- RELEASE OF MORTGAGE
- A release of mortgage is the removal of the lender's lien on property. When a lender releases a mortgage, the loan balance has been paid off. Local recorders of deeds maintain the real estate records and are the appropriate agencies to file mortgage releases with. The lender must complete the release of lien documents, provided by a state government, to eliminate the lender's interest in property.
- PIPELINE RIGHT OF WAY / EASEMENT
- A pipeline right-of-way is a piece of land with limited and specific uses that is conveyed by a right-of-way grant or easement by a current or past property owner to a pipeline company. The right-of-way in most cases is used to construct, maintain, operate, protect, inspect, maintain and/or replace one or more pipelines. The right-of-way grant (sometimes called an easement) is usually filed where deeds are filed in the county in which the pipeline is located. The right-of-way agreement (and/or easement) creates a permanent limited interest in the land. Rights-of-way vary in width.
- OIL & GAS LEASE
- An oil&gas lease is essentially an agreement between parties to allow a Lessee (the oil and gas company and their production crew) to have access to the property and minerals (oil and gas) on the property of the Lessor. The lease agreement is a legal contract of terms. It contains certain elements, which confirm all the terms of the agreement.
